Quality Assurance:

We can take control of the complete letting process, from advertising your property as available for rent with a full walk-through tour of photos, to screening potential tenants and preparing the necessary documentation to ensure a full and compliant tenancy with the Residential Tenancies Act (1986).

Credit Checks 

In addition to in-depth, detailed reference checks, we credit check all prospective tenants to clarify their credit history - which, if a poor one, may indicate poor habits and an inability to pay the rent. We also check the Tenancy Tribunal Records, confirming if the prospective tenant has ever been brought before the Tenancy Tribunal, through mediation or a hearing. These checks ensure that we have the best possible tenant to look after your investment and bring in a regular income stream from it.

It is an important part of efficient and effective tenancy management to conduct regular property inspections. In addition to a full, detailed ongoing inspection reports, we offer a detailed routine inspection process, carried out as instructed by the Landlord. You will receive a detailed written report commenting on the tenants, the property, and any maintenance that is required with recommended action to be taken. Follow-up is always carried out to ensure that any repairs or work that is required is completed to our satisfaction.

Rent Collection 
Handing over the responsibility of rent collection to our experienced Property Managers eliminates one of the Landlord's greatest concerns and ensures your peace of mind. We operate a specialised Property Management computerised system, monitoring rent payments on a daily basis. We have formal procedures in place to recover rent arrears from delinquent tenants, without delay.

Payment of Accounts 
From your rental income we can settle any disbursements you require. This may include maintenance, insurance, rates and body corporate fees. Should reimbursement be due to you from the tenant for metered usage of water / gas within the property we have the ability to invoice the tenant for these charges and through our system, follow-up if payment is guaranteed.

Tenancy Tribunal and Mediation Hearings 
Whilst procedures are in place to ensure quality tenant selection, and to ensure the tenant's responsibilities are met under the Residential Tenancies act (1986), problems may occasionally arise. When required, we will attend Tenancy Tribunal hearings or mediations to resolve any issues, which may favour the Landlord, relieving you of the stress and inconvenience these hearings may bring you.

Payment and Reporting 
After approved, rent payments, disbursements and fees are paid by direct credit to the client's bank account on the first working day of every month. A monthly statement is generated for each property and emailed or posted direct to the owner, with the original copies of any invoices settled during the month. The monthly statement of each property ensures appropriate recording of income and expenses for tax and accounting purposes.
